Equity prepared the Environmental Assessment Statement for a Zoning Map Amendment

Equity stewarded this development project, one of the first rezonings approved under New York City’s Mandatory Inclusionary Housing program, through the Environmental Assessment Process (EAS) required under City Environmental Quality Review (CEQR).  The rezoning area, located in the Brownsville neighborhood of Brooklyn covering three City Blocks and almost 100,000 sf is bounded by New Lots Avenue, Powell Street, Hegeman Avenue and Mother Gaston Blvd.  

Serving as Environmental Consultant to Procida Development Corporation, Equity prepared the Environmental Assessment Statement for a Zoning Map Amendment from an M1-1 zoned site to a R7A/C2-4 and R7D/C2-4 with Zoning Text Amendment for Mandatory Inclusionary Housing, to facilitate the development of this 470,000 SF mixed-use development, 531  affordable residential units along with approximately 35,000 SF community facility/house of worship and approximately 30,000 SF of ground floor retail. 

This complex project, requiring fast track completion due to end of year Finance closing with NYC Housing Preservation and Development, was certified with Department of City Planning in under five months after starting the EAS.
